One of the best ways to ensure success is to make sure your home shows well. Staging your home for successful showings does not have to involve a lot of time and money. With a few quick changes, you can turn your home into a showplace that will allow potential buyers to not only view your home but picture themselves living in it.

Start with the outside

This is the best chance to make a great first impression. Many potential buyers will drive by the property before deciding on whether or not to view it further. Do not miss an opportunity to entice people to look further.

1-Keep lawn mowed, hedges trimmed and landscaping neat and tidy.

2-Store or get rid of any excess "junk" that is cluttering up lawns, decks and porches. Lawn mowers, gas cans, rakes and shovels should all be stored.

3- Wash those outside windows to make them shine and clear away all the accumulated grime from the fall and winter months. Take a good look at the outside of the house, sidewalks, and porches. A good power washer can clear away all the excess dirt.

4-Play up outdoor areas. Do you have a fabulous deck or a great backyard? Showcase these areas with patio furniture, a hammock, grill, or outdoor play area to really allow potential buyers to envision the use of the space.

Moving on to the inside

Once you've made a great impression outdoors it's time to take buyers inside. One of the key things is to really look at your home with fresh eyes. Try and see what a buyer would see when they walk in the door.

5-Sparkle and shine! Make all the surfaces of your home sparkle with a little elbow grease. Countertops, floors, windows and other surfaces should be thoroughly scrubbed and cleaned.

6-Pet Patrol! If you have any furry friends living in your home ensure that you have cleaned up after them including any toys, bones, and food bowls. Also, be sensitive to any pet odors that may be lingering in your home.

7-Clear out the Clutter! Everyone accumulates stuff it's a natural part of life however when staging your home you want to make sure that you have the clutter cleaned up to allow buyers to see all of the space and surfaces of your home. One of the great benefits of clearing out the clutter is that it will be less stuff for you to pack up or get rid of when you are ready to move.

8-Organize those closets! Storage is one of the most important features that potential buyers look at. Clean and organize your closets so that potential buyers can see the space and storage that your home offers.

9-Color Wonderful! You want to make sure the colors you have painted in your home appeal to buyers. While lime green and orange can be bright and fresh colors when used tastefully unfortunately they will not appeal to all buyers. The key is to ensure that your colors appeal to the widest range of buyers. The way to do this is to use a neutral color palette. There are a ton of options for neutral palettes available at your local hardware.

10-Create great spaces! Look at your furniture arrangement. Do you have extra, unnecessary furniture that is cluttering up a space? How is your living room set up? One of the best ways to stage your main living area is to arrange your furniture to create a relaxing conversation area that buyers will find inviting.
